Established in Scotland in 1977, Bellair is a privately-owned, family-run business that builds on generations of experience in property investment and development.
Operating across Scotland, we work in partnership with local authorities, investment partners and other key stakeholders, and co-invest in many multi-scale projects.
DEVELOPMENT
Bellair identifies and delivers development opportunities across commercial and residential sectors, from raw land through to completed schemes. We take projects through planning, design and construction, working with landowners, local authorities and joint venture partners to unlock value where active intervention is needed. Our experience spans new-build, change of use and regeneration, and we fund from our own balance sheet, giving vendors and partners certainty that agreed terms will be delivered.
INVESTMENT
We acquire and hold quality commercial and residential investments across Scotland, with a focus on assets where our expertise can improve income and capital value over time. Drawing on decades of market knowledge and senior-level transactional experience, we move quickly on the right opportunities, whether on or off market, and welcome approaches from agents and vendors with stock that fits our criteria.
ASSET MANAGEMENT
Active asset management sits at the core of everything we do. We work our properties hard throughout the hold period, from lease regears and refurbishment to repositioning and change of use, maximising returns rather than simply collecting rent. This hands-on approach, combined with long-standing tenant and advisor relationships, is what consistently turns acquired assets into stronger-performing investments.
Managing Director Colin Campbell, a Chartered Surveyor having previously worked with within the Capital Markets department of JLL, has moved the focus to investment and regeneration. His vision is to further grow and diversify the business into a multifaceted property company through a flexible and adaptable business model, building on the foundations set by his father.
Working primarily in the central belt of Scotland, this family run business with its roots set in the local area, has a unique insight into the market through generations of experience and expertise in delivering multi-scale projects both autonomously and through joint ventures with a variety of stakeholders.
